Schoeman's triple approach
Throughout the years, we have cultivated a unique threefold approach that distinguishes us in the real estate sector. Our emphasis isn't merely on rapidly leasing a space; rather, it's on securing a suitable and future-proof location for each of our clients. This method is built around three core pillars: strategy, execution, and ongoing maintenance.
Real estate scan
Through our real estate scan, we analyze the current location(s). We look at various aspects including lease terms, special provisions, and the actual amount of the lease obligation. We create a complete overview of this.
Program of Requirements
We map out the requirements for the (new) housing. With your input, we analyze your goals, organization, and processes, along with the associated financial information. This package of wishes and requirements is documented in a spatial, functional, and technical Program of Requirements (PoR). These principles form the guideline for the subsequent steps.
Market scan
We conduct a broad market scan focused on comparable locations. We use this scan to benchmark lease terms - including incentives common in the area - and service costs.
Current location
If it becomes apparent that another property would be more suitable, we manage the entire process of purchasing or leasing: we find appropriate locations and schedule viewings, analyze the property, lease or purchase terms, and service costs, and negotiate with the owner. After securing the best agreement for you, we also guide the contract formation and handover process.
New location
For organizations with multiple locations, it can be challenging to gain insight into the different lease terms and keep them market-compliant. We clearly map out all lease terms and conduct any renegotiations on your behalf.

In a business acquisition or (re)financing of a company, it’s crucial to have a clear view of the total corporate real estate. With our real estate scan, we analyze all the properties within the company. This helps you avoid unpleasant surprises after taking over real estate or lease obligations.

We have years of experience in the development and realization of real estate and would be happy to guide you from start to finish in the development, purchase, or leasing of new construction for your business.
Service cost monitor
Service costs can sometimes be increased or terms changed mid-term. We systematically conduct controls and benchmarks of your service costs. If it turns out there's a reason to renegotiate, we'll gladly handle this for you.
Location monitor
Especially with multiple locations, keeping track of all terms can be challenging. We monitor expiration dates, service costs, and conditions, taking necessary action towards the landlord in consultation with you, as needed.
Indexation check
Most rental agreements stipulate annual rent indexation. Our experience shows that indexation isn't always applied correctly. We ensure that it is accurately done in your case.
